Alright, for the three people in San Carlos who have not been through this house, this post is not for you.  I cannot think of a recent property which has generated more questions on pricing than 1950 Eucalyptus Avenue.  Originally priced at $1,895,000, this home has been reduced to $1,698,000.  This price buys you a new home with 4 bedrooms, 3 1/2 baths and 2,750 square feet of living space in the middle of Howard Park.  The builder of this home is Joe Ravella.  Joe is a well respected builder in San Carlos and … [Read more...]

top-ten-gold.jpg

I have assembled a list of the most frequently asked questions for the 2009 San Carlos real estate market.  Please see the questions and answers below: 10.  Has the San Carlos housing market hit bottom? ANSWER>>> Perhaps.  Historically, San Mateo County has been one of the last counties to be hit by a national housing downturn.  That seems to have proven true for this latest downturn as well.  The first half of 2008 was quite solid for San Carlos, while most other markets were in the thick of a major … [Read more...]

Surge in Kindergarten Applications for San Carlos Schools

measureb-website-logo.jpg

If you have ever had the pleasure of attending the annual San Carlos kindergarten lottery.....it is quite a treat.  Mostly, it is a group of stressed out parents wondering what number they will pull. I spoke with a couple yesterday who had given their lottery pick some serious consideration.  The mother had historically bad luck at pulling numbers and the father had very good luck.....you can guess which one pulled the number....and, yes, he pulled a very low number much to the delight of both of them.  The … [Read more...]

Is San Carlos Too Small?

I spend a lot of time on this site focusing on the advantages of San Carlos.  I have had a few people email me and agree with those sentiments, but also allude to the fact that it does have its disadvantages as well.  Some of the criticism San Carlos receives is valid:  lack of a San Carlos high school, lack of diversity and it can be slightly claustrophobic. However, the most intense criticism that I receive from those who live here is that San Carlos is too small....not geographically speaking, but the fact that … [Read more...]

Big Weekend Ahead for San Carlos Real Estate

sun.jpg

The weekend of March 14th and 15th could prove pivotal for the San Carlos housing market. For the first time in a long time, sellers may finally benefit from the perfect storm of events: Inventory headed down.  As of Friday morning we were down to only 64 Active properties.  We started this week with a high of 68 and it looked like we might bust through the 70 threshold.  However, we managed to put four properties into contract and I believe one more will be taken off today, leaving us with 63, plus any new … [Read more...]

Sale of Buyer’s Home Contingency Becoming More Frequent in San Carlos

For the better part of the last ten years in the San Carlos real estate market the thought of accepting an offer contingent on the buyer's successful sale of their current residence would have been laughed at......not any more.  Our flat market has opened the door for the once dormant clause to slowly make its way back into negotiations.  The clause can take several different forms and is entirely negotiable, but here it is in a nutshell:  The buyer offers to purchase the seller's property, however, the buyer's … [Read more...]
