Unfortunately, I have found that most banks are unwilling to make changes to an appraisal.  While most banks will offer an avenue to dispute the appraisal, the successful appeal percentage is extremely low. If it seems like your bank is acting as if it almost does not want the business....that may not be far off the mark.  There are a few of the bigger banks that are putting on a public image of wanting to be in the home purchase and refinance business, but I am not confident they actually want any part of it, at least for the time being.

		<description>Good article.  We had an appraiser drive in from the 2hrs away for our last refi.  Appraisal came in so ridiculously low that it was useless for the refi.  However, we were able to send it to the county and get another 100K off our property taxes.  So there is a use for these bad appraisers after all!</description>

Having commuted to work and raised a family here, I think it&#039;s an ideal community--great schools, easy commute to SF or Silicon Valley, very family friendly with great sports and other activities for kids, a wonderful downtown and a community feel where it&#039;s easy to get involved and know your neighbors,.   Plus it&#039;s still priced more reasonably than many other Peninsula communities.   What more could people ask for?</description>

Be interesting to see what happens in the next 45 days in terms of inventory. Increasing  prices may bring more houses on market as resulting equity increases would allow more move up buyers to enter market.</description>
